Included in the bid should be the cost of any and all required architectural drawings, architectural stamps and 3^rd party approvals.

1 3/4" x 9 1/4" LVL rim joists

Classroom floors require 2 x 10 floor joists 16” on center (40 pound live load)

Hallway Floors require 2x10 floor joist 12” on Center (100 pound live load)

3/4" tongue and groove OSB decking - fastened with ring-shank nails and adhesive

No floor coverings included

WALLS

7’7” sidewalls

Exterior walls have 3/8" OSB sheathing - glued and nailed

2 x 4 interior and exterior stud walls 16" on center with double top plates

5/8" sheetrock on all walls – fastened with adhesive, nails or screws

ROOF

Engineered trusses 24" on center; 40 lb. snow load

15/32" OSB roof sheathing

Double layer 15# asphalt impregnated felt

250# self-seal, fiberglass Landmark shingles, 30-year warranty

5/8" sheetrock on all ceilings – fastened with adhesive and screws

R-20 wall insulation (3/4" rigid foam board insulation over sheathing with 3-1/2" fiberglass batt insulation between the studs)

R-40 cellulose blown-in attic insulation

All exterior door and window openings sealed with foam insulation and caulking

All plumbing and wiring wall penetrations sealed with urethane foam insulation

R-13, 3 1/2" fiberglass batt rim joist insulation

24" eave overhang, 16" gable end overhang
